SERVICE MANAGER
SUMMARY
This role's primary responsibilities encompass the hands-on maintenance of the community, including overall inspection, repair, and general maintenance of market-ready apartments and other interiors/exterior areas.
Acts as a “team leader” among the general maintenance staff in delegating, supervising, and directing the work of the department.
JOB DUTIES
Coordinate the “make ready” process to include inspections along with repairs and improvements necessary.
Availability to be “on-call” as needed responding to emergency repairs and also assists in daily work orders as needed.
Efficiently and effectively schedules service technicians/assistants, assuring that work orders and make-readies are completed correctly in a timely manner.
Lead maintenance team in maintaining public and common access areas of property through regular inspections, preventative maintenance, repairs, and cleaning as needed.
Directly and indirectly supervise maintenance staff ensuring that team members are performing to Kairoi standards, providing excellent customer service and following necessary safety procedures and regulations.
As a team leader, this manager is responsible for the training and supervision of community maintenance staff along with hiring of new team members.
Alongside the community director, coordinate and ensure proper maintenance of the property, community amenities, and mechanical systems to meet Kairoi standards of excellence.
OTHER JOB FUNCTIONS
Attends and participates in training as required.
Drives motorized vehicles on or off property for company business purposes.
Performs other duties as assigned.
SKILLS, EXPERIENCE, AND EDUCATION
High diploma or equivalent
Trade school and/or military training is a plus.
Must have two to four years of experience in home maintenance and building repairs to include but not limited to general carpentry, basic plumbing, basic electrical knowledge, mechanical and equipment repairs.
EPA, HVAC certifiable status and general knowledge of OSHA safety rules and regulations.
Management skills with experience supervising a team while providing excellent customer service.
Must be able to pass a comprehensive background, drug screen, and have a valid Driver’s License with no restrictions.
