In search of instrument practice and storage space (Old East Dallas)

I am 35-year-old middle class guy in Old East Dallas looking for some local space to store and practice drums.
It's cheesy, but I'm finally pursuing my childhood dreams of learning to play the drums.
Because I live in an apartment, I'm looking to rent some affordable space, including out-of-the-box solutions like a detached garage or unused warehouse or storage area to store and play a drum set.
Electrical outlets, locks, and A/C (or at least a window for a window unit) are preferable.
Rehearsal space around Dallas is hard to come by and out of my budget when it is available.
I'm happy to abide by reasonable scheduling restraints and consult on sound reinforcement of the walls of the space, if need be.
Additionally, I know a couple of other musicians who would be interested in sharing the cost and use of the space, but that isn't vital.
I'm a high-quality person with no secrets.
